Where Sydney's small business heart beats
Western Sydney is home to a huge share of Sydney's small and family-owned businesses. Parramatta has grown into a second CBD with offices, health and education precincts and professional firms. The logistics belt through Eastern Creek, Erskine Park, Wetherill Park, Smithfield and Moorebank moves goods for the whole state. Trades, builders, transport operators, manufacturers, importers, food businesses and retailers fill every suburb, and the Western Sydney Airport and Aerotropolis around Badgerys Creek are drawing in a new wave of construction and supply businesses.
Many of these are family businesses built over decades, with the family home or an investment property holding most of the owners' wealth. That equity is a powerful tool when the business needs money, but getting to it through a bank is slow.
Equity Tap Pty Ltd is a direct, independent private business lender. We lend our own money from $50k to $5m, for one to twelve months, secured by a first mortgage, second mortgage or caveat over residential or commercial property. Our office is at 116 Miller St, North Sydney, and Western Sydney loans are arranged by phone and email. No valuer needs to attend the property, and settlement happens electronically.
Western Sydney scenarios we're built for
Transport and logistics
For example, a transport operator wins a new distribution contract and needs to add trucks and drivers straight away, while the customer pays on monthly terms. A short-term second mortgage funds the start-up costs and is repaid from contract payments or a later equipment finance arrangement.
Builders and trades
Residential builders across the north-west growth area and the south-west often carry costs between progress payments. A disputed or delayed claim can leave a builder short for weeks. A short-term loan covers wages and suppliers until the claim is paid.
Family businesses with an ATO debt
Plenty of solid businesses fall behind with the ATO after a hard year. ATO debt is not automatically a problem for us, and neither are defaults or a past decline. See ATO tax debt business loans and bad credit business loans.
Buying premises or a business
When an industrial unit in Smithfield or a shop in Harris Park comes up and the vendor wants a quick settlement, a short-term loan can complete the purchase, with a bank refinance as the exit. If you've exchanged and your bank is delayed, look at urgent property settlement loans.

Where we lend across Western Sydney
We lend against property throughout Western Sydney: Parramatta, Granville, Auburn and Merrylands; Blacktown, Seven Hills, Mount Druitt and Rooty Hill; the Hills district from Castle Hill to Box Hill; Penrith, St Marys and the Hawkesbury, including Richmond and Windsor; Fairfield, Cabramatta and Bossley Park; Liverpool, Prestons and Moorebank; Campbelltown, Narellan, Camden and the new south-west growth suburbs; and the rural-residential fringe from Kenthurst to Wallacia. For the rest of the city, see our Sydney page.
The family home without refinancing
A second mortgage lets you use the equity in your home while the existing home loan stays exactly where it is (the first lender's consent may be needed). There's no need to refinance the whole family debt for 30 years to solve a three-month problem. Take the loan for as long as you need it, then repay it from the exit you've planned: a refinance, contract payments, the sale of a property or equipment, or business cash flow.
Interest can be paid monthly, or interest for up to the first six months can be prepaid or added to the loan, so there are no scheduled payments in that period.
What we need
ID, property address and ownership, existing mortgage details, the purpose of the loan and evidence of the exit. No tax returns, BAS, profit and loss, accountant's letter or bank statements for a property-secured loan, and no credit check at initial assessment. We don't order a valuation before approval, so you won't have to leave the depot or the job site to meet a valuer.
