A Sydney lender that answers the phone

Sydney runs on small and medium businesses: accountants and architects in the CBD and North Sydney, builders and trades across every suburb, cafés and restaurants in the inner west, importers and wholesalers around Botany and Mascot, medical and allied health practices in Chatswood and Bondi Junction. When one of those businesses needs money quickly, the usual options rarely move at the speed of the problem.

Equity Tap is a direct, independent private business lender with its office at 116 Miller St, North Sydney. We lend our own money, from $50k to $5m, for one to twelve months, secured by a first mortgage, second mortgage or caveat over residential or commercial property. For Sydney business owners, that usually means using equity in a home, investment property or business premises to get funds in days rather than months.

Why Sydney owners come to a private lender

Sydney property often carries plenty of equity, but getting to it through a bank is slow. A bank refinance commonly takes up to three months or more, needs years of financials, and may not deliver the amount you need. Meanwhile the opportunity, the tax bill or the settlement date doesn't wait.

A short-term loan from Equity Tap lets you get the money now and keep it only for as long as you need it. If you need $400k for three months while a commercial sale settles, you take it for three months, not a 30-year refinance that resets your whole lending structure. With a second mortgage, your existing home loan stays where it is.

Where we lend across Sydney

We lend against property right across greater Sydney: the CBD, North Sydney and the lower North Shore; the upper North Shore from Lane Cove to Wahroonga; the Northern Beaches from Manly to Palm Beach; the Eastern Suburbs from Paddington to Maroubra; the inner west from Glebe to Strathfield; south through Rockdale, Hurstville, Kogarah and the Sutherland Shire; and the industrial belt around Alexandria, Botany, Mascot, Artarmon and Brookvale. For Parramatta, Penrith, Blacktown, Liverpool, Campbelltown and the Hills, see our Western Sydney and Parramatta page.

Sydney scenarios we see often

Commercial property settlements

Sydney commercial deals move quickly, and a bank that seemed fine at exchange can stall before completion. If you've exchanged on a warehouse, shop or office and your finance is delayed, an urgent settlement loan can bridge the gap so you don't lose the deposit or face penalty interest. The exit is usually the bank refinance once it is finally approved.

Partner buyouts and business purchases

Professional practices across the North Shore and CBD regularly change hands. When a vendor wants to be paid now and the bank wants six months of paperwork, a short-term loan against the buyer's property can settle the purchase. Our guide to buying a business fast covers how the exit is usually planned.

Tax debts and cash flow gaps

Trades and hospitality businesses can find themselves behind with the ATO after a hard stretch. ATO debt is not automatically a problem for us, and neither is a past decline. See ATO tax debt business loans for how owners use property equity to clear the debt and get back on track.

What Sydney property can do without a valuer

We don't order a valuation before approval. For a busy owner that matters: no waiting a week for a valuer's slot, no paying for a report, and no leaving the business to meet someone at a terrace in Glebe or a unit in Brookvale. We assess the property ourselves using the information available, which is part of how conditional approval can often be given on the phone. Read more on no valuation business loans.

What we need from you

  • Photo ID for each borrower and guarantor
  • The address of the property and who owns it
  • Details of any existing mortgage on it
  • What the money is for
  • How the loan will be repaid, with some evidence (a contract of sale, a refinance in progress, receivables, a business sale and so on)

We don't need tax returns, BAS, profit and loss statements, an accountant's letter or bank statements for a property-secured loan. There is no credit check at initial assessment, although one may be made before funding.

From first call to funds

Most Sydney loans run entirely by phone and email, even though our office is just across the Harbour Bridge from the CBD. You call, explain the scenario and the person on the line can often give you a conditional answer there and then. A term sheet follows in about 30 minutes once we have the details, showing the full cost before you commit. Documents are signed, and settlement happens electronically. Eligible loans can settle in as little as 24 hours.

Each loan is priced on your individual circumstances, aiming for the sharpest rate available for your situation. Interest can be paid monthly, or interest for up to the first six months can be prepaid or added to the loan so there are no scheduled payments in that period.

Frequently asked questions

Do you lend on terraces in the Eastern Suburbs and inner west?
Yes. Terraces, semis and period homes in areas like Paddington, Surry Hills, Balmain and Marrickville are typical security for our Sydney loans, as long as the loan is for a business purpose.
Can I come into your North Sydney office?
Our office is at 116 Miller St, North Sydney, but you don't need to visit. Most Sydney loans are arranged by phone and email and settle electronically.
Can I borrow against a strata office in North Sydney or Chatswood?
Yes. Strata offices, shops and industrial units can be used as security for a first mortgage, second mortgage or caveat loan.
Can I use my Northern Beaches home without refinancing my home loan?
Yes. A second mortgage sits behind your existing home loan, so the first mortgage stays where it is. The first lender's consent may be needed.
Will a valuer need to inspect my Sydney property?
No. We don't order a valuation before approval, so you won't need to meet a valuer at the property.
How fast can a Sydney business loan settle?
Conditional approval can often be given on the phone, a term sheet issued in about 30 minutes, and eligible loans can settle in as little as 24 hours. Timing depends on the scenario.
Do you lend in Parramatta and Penrith too?
Yes. We lend across greater Sydney, including Parramatta, Penrith, Blacktown, Liverpool and the Hills. See our Western Sydney and Parramatta page for more.
