Your industry has its own timing problem. We lend around it.
A builder waits on progress claims. A café gets hit by a slow winter and a quarterly BAS in the same month. A transport operator pays for fuel and tyres today and gets paid by the freight customer six or eight weeks later. A wholesaler pays the overseas supplier before the container is even on the water. The problem is rarely that the business is bad. The problem is that the money arrives later than the bills do.
Banks tend to treat every business the same way: years of financials, tax returns, a credit check, a valuation and a credit committee that meets when it meets. Cash flow lenders move faster, but they lend off your bank statements, so a seasonal dip or a lumpy month can sink the application or shrink the amount. Neither is built for a business owner who needs a specific sum, quickly, for a specific window of time.
Equity Tap lends from $50k to $5m for one to twelve months, secured by a first or second mortgage or caveat over Australian residential or commercial property. Because the loan is secured by property, we don't need tax returns, BAS, profit and loss statements, an accountant's letter or bank statements. We don't order a valuation before approval. We need ID, the property and existing mortgage details, what the money is for and how it will be repaid.
That makes the loan industry-neutral in the best way. We are not trying to squeeze your trading figures into a bank template. We look at the property, the purpose and the exit. If you are a builder whose exit is a final progress claim, a retailer whose exit is the Christmas trading period, or a wholesaler whose exit is the sale of a container of stock, we can work with that. Interest for up to the first six months can be prepaid or added to the loan, so there are no scheduled payments while the money does its job. Interest is not waived, and you see the full cost before you proceed.
We are business owners lending to business owners, not bank people. There is no credit committee, and the person who answers the phone is often the person who makes the decision. Conditional approval can often be given on the call, with a term sheet in about 30 minutes once we have the scenario. Eligible loans can settle in as little as 24 hours.

What every industry loan has in common
- Short term on purpose. If you need the money for two months, take it for two months. See our short-term business loans.
- Secured by property. A first mortgage, second mortgage or caveat over residential or commercial property anywhere in Australia.
- A clear exit. Refinance, business cash flow, a sale, receivables or an insurance payout. Read how exits work.
- Difficult files welcome. Bad credit, defaults, ATO debt or a past decline are not automatically a problem. See bad credit business loans.
