What this funding is designed to do
Defaults, arrears or a low credit score can make a bank application difficult. Equity Tap considers the available equity, the genuine business purpose and how the short-term facility will be repaid.
Approval is never automatic, but a difficult history does not prevent a direct assessment.

When this structure may fit
- Your business has a genuine, clearly explained use for the funds.
- There is sufficient available equity in acceptable Australian real estate.
- The need is time sensitive or falls outside a conventional bank policy.
- You have a credible exit strategy for repaying the short term facility.
- The costs and risks are understood before you proceed.
Why business owners come to Equity Tap
Banks are built for standard scenarios and longer processes. Equity Tap is built for direct specialist assessment. We listen once, look at the whole position and explain whether a workable structure exists. That matters when a settlement, creditor, opportunity or refinance cannot wait.
Equity Tap has lent its own money since 2022. Facilities range from $50,000 to $5 million, with terms from one to twelve months. Eligible transactions may settle in as little as 24 hours and may allow interest for up to six months to be prepaid as part of the facility.
What we need to understand
Start with the amount required, the business purpose, the deadline, the security property, any existing mortgage and the expected repayment event. Supporting information can include identification, rates notices, mortgage statements, contracts, trust documents and evidence supporting the exit.
“We fund people the banks cannot help, or can help, but not quickly enough.”
Equity Tap lending approachBad credit does not mean no business funding options
A past default, arrears or a low credit score can close a conventional or unsecured route. Equity Tap does not use a score as an automatic cutoff at initial assessment. Instead we look at the genuine business purpose, acceptable property equity, existing secured debt and a realistic way to repay a short term facility. There is no credit check at initial assessment. A check may be made before funding for identity and fraud purposes, alongside final legal and security checks.
What to tell us first
Describe the credit issue honestly, including whether it is current or resolved. Bring the property address, ownership, mortgage balance, net amount required, exact deadline, business-use evidence and expected repayment event. A creditor notice, ATO liability or judgment is useful context, not something to hide. See our court judgment funding guide, credit-check process and documents checklist.
When the lender you tried said no
Being declined for a cash flow or unsecured business loan does not settle the question: a property secured loan has a different assessment and risk profile. It still needs sufficient equity, clear business use and a credible exit. Eligible straightforward transactions may settle in as little as 24 hours, subject to approval, documents and legal work; no timeframe is guaranteed.
Protect the property and business
Ask for cash actually received after fees and any prepaid interest, the total repayment amount, and what happens if a sale or refinance is delayed. If the business cannot pay debts as they fall due, seek independent insolvency or legal advice before adding secured debt.
