What slows a second mortgage down
A second mortgage over business or personal property is usually delayed by the same few steps: waiting for a valuation to be booked and written up, waiting for a credit committee to meet, collecting financial documents the security does not really depend on, and waiting for the first lender's consent where it is needed. Equity Tap removes the first three and runs the fourth in parallel with everything else.
How Equity Tap moves faster
- Direct decision. There is no credit committee. The person who answers the phone is often the person who decides.
- No valuation before approval. We assess the property and the equity without ordering a valuer first.
- No financials for property-secured loans. We do not ask for tax returns, BAS or bank statements.
- Consent handled early. If your first lender needs to consent, tell us who it is at the start and we request it while the rest of the loan is prepared.
- Settlement in as little as 24 hours. Eligible, straightforward loans can be funded within 24 hours once approved.
What to have ready
- The property address and who is on the title.
- The latest statement for the first mortgage.
- What the money is for and the date it is needed by.
- How the loan will be repaid: a sale, a refinance or an incoming payment.
- Identification for the borrowers and guarantors.
Amounts, terms and repayments
Second mortgage business loans from $50k to $5m for one to twelve months, over acceptable residential or commercial property across Australia. On eligible facilities, up to six months of interest can be prepaid or added to the loan, so there may be no scheduled payments while the plan plays out. Pricing is set on your individual circumstances, the sharpest rate available for your situation.
Second mortgage, first mortgage or caveat?
If you want to keep your existing loan, a second mortgage is usually the cleaner option. Compare it with a caveat loan or a first mortgage, or read the full guide to second mortgage business loans. The no valuation second mortgage page explains why valuations hurt second mortgages most.
