The problem with waiting for a valuer
When a business needs money for a reason that has a date attached, the valuation is usually where the timetable slips. A valuer has to be booked, attend the property and write the report, and that commonly adds several days to a week or more. The borrower normally pays for it. Then the figure often comes in on the cautious side, which can shrink the loan amount after you thought the deal was settled and send everyone back to the start.
Equity Tap does not need a valuation before approval. Taking that step out is one of the main reasons a secured loan from us can move at the speed a business problem actually demands.
What we look at instead
No valuation does not mean no assessment. It means the assessment starts with facts you already have, rather than stalling until a report arrives.
- The property: its address, type, location and title, and what is already owed against it.
- The equity: what is left once the existing mortgages are counted, and how much of that can sensibly support a new loan.
- The purpose: the business problem or opportunity the money is for, such as a supplier invoice, a tax bill, stock, a settlement or a refinance gap.
- The exit: how the loan will be repaid, whether that is a property sale, a refinance or a business payment that is on its way.
No financials and no bank statements, because the property does the work
Unsecured lenders read bank statements line by line because their repayments come straight out of turnover. A property-secured loan is different: the security is the real estate and the loan is repaid from a defined exit, so we do not ask for tax returns, BAS, profit and loss statements, an accountant's letter or bank statements to assess it.
That is a relief for owners whose lodgements are behind, whose deposits are seasonal or whose takings are mostly cash. We still need the basics that any secured lender needs: identification for the borrowers, the property details, a statement for any existing mortgage, and evidence of the business purpose and the exit.
Problems a no valuation loan is built to solve
| The situation | How the equity solves it |
|---|---|
| A supplier is offering a discount or a big order needs stock paid for this week | Release equity now and pay the supplier without a valuation holding the order up |
| An ATO debt or payment plan is putting pressure on the business | Clear or reduce the liability with a secured loan that does not ask for the lodgements to be up to date first |
| A bank has approved a refinance but the settlement keeps moving | Bridge the gap and let the incoming refinance repay Equity Tap |
| A property sale is under way but the business needs the money before settlement | Borrow against the property now and repay from the sale proceeds |
| A cash flow lender declined the application or the process has dragged on | Move to an assessment based on property and equity, not bank statements |
| Daily or weekly loan repayments are eating into working capital | Replace them with a facility that can have up to six months with no scheduled payments |
Choose the structure that fits the property
Most no valuation loans are written as a first or second mortgage over residential or commercial property anywhere in Australia.
- Unlock the equity in your house for your business, using your home as security while the money goes to work in the business.
- Second mortgage with no valuation, so the existing loan stays where it is and the new funds sit behind it.
- First mortgage business loans where the property is owned outright or the current loan is being paid out.
- Secured business loans for the wider picture of how property security works.
Breathing room on repayments
On eligible facilities, interest for up to six months can be prepaid or added to the loan, so there are no scheduled payments during that time and the money you borrow goes to the problem, not straight back out the door. Interest is not waived; it is built into the facility, and we show you the net amount you receive and the total to repay. Pricing is set on your individual circumstances, and we aim for the sharpest rate available for your situation.
