Equity you already own, money your business needs now
Plenty of Australian business owners are asset rich and cash tight at the same moment. The house is worth far more than the loan against it, while the business is waiting on a debtor, staring at a tax bill or watching an opportunity close. A bank can lend against that equity too, but usually only after a valuation, two years of financials and a long credit process.
Equity Tap is built for the gap between those two positions. We lend our own money against the property, with no valuation needed before approval, and the funds go into the business.
What unlocking your house equity can fix
- A tax debt that keeps growing: clear the ATO balance or a payment plan in one move.
- Expensive short-term debt: pay out daily or weekly repayment loans that are draining the account.
- A growth step: fund a fit-out, new equipment, a second site, stock for a large contract or the purchase of a business.
- A timing gap: carry the business until a property sale, refinance or major customer payment comes in.
- A settlement shortfall: make up the difference when other funding arrives late or short.
Keep your home loan, or start fresh
If you are happy with your existing home loan, we can usually sit behind it as a second mortgage, so you keep the rate and terms you already have. The first lender's consent may be needed. If the house is owned outright, or you would rather pay the current loan out, we can lend as a first mortgage instead.
How much equity is in your house?
Equity is the value of the house less everything secured against it. As a simple illustration, a house worth $1.2m with $500k owing has $700k of equity on paper. The amount you can actually borrow will be lower, because lenders cap the combined loan against the property and allow for fees and any interest built into the loan. Our property equity calculator gives a quick indication before you call.
Why no valuation makes the difference
Waiting on a valuer is often the slowest part of borrowing against a house. The report costs money, takes days to a week or more, and a cautious figure can cut the loan at the last minute. We do not need one before approval. We work from the property itself, what is owed against it, what the money is for and how you will repay it, and we do not ask for tax returns, BAS or bank statements.
Who needs to be involved
Everyone named on the title will need to agree to the security, and the borrower can be you as a sole trader, your company or your trust. Bring the trust deed if a trust is involved. The money must be used for the business; this is not a loan for personal or household spending.
Plan the way out before you start
Equity Tap loans run from one to twelve months, so the repayment plan matters from day one. Common exits are selling a property, refinancing to a bank once the pressure has passed, or a large business payment that is already contracted. On eligible facilities, up to six months of interest can be prepaid or added to the loan, so nothing is due each month while the plan plays out. Pricing is based on your individual circumstances, the sharpest rate available for your situation.
