Adelaide's economy, and where cash gets tight
Adelaide's business community has a distinct mix. Defence and shipbuilding work around Osborne and Techport supports a growing supply chain of engineering, fabrication and technology firms. Lot Fourteen has put the city on the map for space and tech. The wine regions, from the Barossa and Clare Valley to McLaren Vale and the Adelaide Hills, support growers, wineries, cellar doors, contractors and tourism operators. Food manufacturing, agricultural services, construction, health and hospitality round out an economy built largely on family-owned and owner-run businesses.
Many of these businesses share the same challenge: they pay costs well before they get paid. A winery pays for grapes, barrels and labour long before the wine is sold. A defence supplier has to tool up and hire before milestone payments flow. A builder funds materials and wages between progress claims.
Equity Tap Pty Ltd is a direct, independent private business lender. We lend our own money from $50k to $5m, for one to twelve months, secured by a first mortgage, second mortgage or caveat over residential or commercial property anywhere in Australia, including Adelaide and regional SA. We are based in North Sydney and handle South Australian loans by phone and email.
Three Adelaide examples
Vintage costs before sales
For example, a small winery facing a big vintage needs to pay growers, contractors and packaging suppliers months before the wine is released. A short-term loan secured over the owners' home or another property covers the gap, and the exit might be wholesale orders, a bank facility once sales come in, or the sale of stock.
Scaling up for a defence contract
A fabrication or engineering business that wins work in the defence supply chain may need to buy equipment and add staff before the first milestone payment. Banks tend to want years of financials showing the business at its new size. We look at the property, the purpose and the exit.
Clearing an ATO debt
A hospitality or trades business that has fallen behind with the ATO can use property equity to clear the debt and stop the pressure. ATO debt is not automatically a problem for us. See ATO tax debt business loans.

Adelaide property used as security
South Australian security is often a character home: stone villas and bungalows in Norwood, Unley, Prospect, Parkside and Goodwood. We also see newer family homes in the northern and southern suburbs, beachside homes from Glenelg to Henley Beach, rural-residential properties in the Adelaide Hills and on the Fleurieu Peninsula, and industrial and commercial property in Wingfield, Regency Park, Lonsdale, Edwardstown and Kent Town. With a second mortgage, an existing home loan stays where it is (the first lender's consent may be needed).
Where we lend across Adelaide
We lend against property throughout greater Adelaide: the CBD and North Adelaide; the eastern suburbs including Norwood, Burnside and Magill; the inner south through Unley, Mitcham and Glen Osmond; the western beaches from Glenelg to Semaphore; the north through Salisbury, Elizabeth, Golden Grove and Gawler; the south through Marion, Morphett Vale and Seaford; the Adelaide Hills including Stirling, Hahndorf and Mount Barker; and the wine regions of the Barossa, McLaren Vale and the Clare Valley. We also lend against property in regional SA.
No valuer, no financials
We don't order a valuation before approval. That saves the time and cost, and you aren't pulled out of the business to meet a valuer at a property in the Hills or out at a winery. Settlement happens electronically, so being in South Australia does not slow the loan down. For a property-secured loan we don't ask for tax returns, BAS, profit and loss, an accountant's letter or bank statements. We need ID, property and existing mortgage details, the purpose and evidence of the exit. Read more about what documents a business loan needs.
