Built for WA business cycles
Perth's business economy is tied closely to resources. Behind every mine site and processing plant sits a long chain of local businesses: fabricators and engineering workshops in Welshpool, Kewdale and Malaga, maintenance and shutdown contractors, labour hire firms, transport operators, equipment suppliers, and marine and defence suppliers around Henderson and the Australian Marine Complex. Add a busy construction sector, hospitality from Fremantle to Northbridge and a strong trades base, and you have a city where business owners regularly need to move fast.
The problem is that the resources sector often pays on long terms. A contractor can complete work, invoice, and wait well over a month before the money arrives, while wages, fuel, accommodation and materials are due now. Mobilising for a new contract can mean spending heavily before the first invoice is even raised.
Equity Tap Pty Ltd is a direct, independent private business lender. We lend our own money from $50k to $5m, for one to twelve months, secured by a first mortgage, second mortgage or caveat over residential or commercial property anywhere in Australia, including Perth and regional WA. We are based in North Sydney and handle WA loans by phone and email.
Does distance matter? Not really.
We don't order a valuation before approval, so nobody needs to fly in or arrange a valuer to visit a home in Joondalup or a workshop in Bibra Lake. Settlement happens electronically, so a Perth loan settles the same way as one in Sydney. The main thing to remember is the time difference: Perth is two or three hours behind the east coast depending on daylight saving, so calling us in your morning gives the most time to get a deal moving the same day. Eligible loans can settle in as little as 24 hours.
Perth scenarios
| Situation | How a short-term loan helps | Typical exit |
|---|---|---|
| Mining services contractor waiting on long payment terms | Covers wages and costs until invoices are paid | Receivables |
| Mobilising for a new contract or shutdown | Funds crew, accommodation, consumables and equipment up front | Contract payments or business cash flow |
| Fabrication workshop buying steel for a large order | Pays suppliers before the customer pays | Customer payment on completion |
| Business owner buying out a partner | Settles the buyout quickly | Bank refinance once the new structure is in place |
| Commercial property settlement delayed | Completes on time to avoid penalties | Refinance once approved |
For example, a shutdown contractor who wins a two-week job at a processing plant might need to pay a crew, flights and accommodation weeks before invoicing. A loan secured over the owner's home in the northern suburbs can fund the mobilisation, and the loan is repaid when the client pays. Our guide to working capital business loans covers this kind of gap in more detail.
Property we lend against in WA
Perth security tends to fall into a few groups: family homes across the northern and southern corridors, riverside and western-suburbs homes, investment properties, and industrial units and workshops in the main industrial estates. Rural-residential properties around the Swan Valley, the Perth Hills and Serpentine are also common. With a second mortgage, an existing home loan stays where it is (the first lender's consent may be needed).
Where we lend across Perth
We lend against property across the Perth metro area and beyond: the northern corridor through Joondalup, Wanneroo, Clarkson and Ellenbrook; the western suburbs including Nedlands, Claremont, Cottesloe and City Beach; south of the river through Applecross, Canning Vale, Willetton and Baldivis; Fremantle, Cockburn and Rockingham; Mandurah and the Peel region; the eastern suburbs, Midland, the Swan Valley and the Perth Hills; and the industrial areas of Welshpool, Kewdale, Malaga, Osborne Park, Bibra Lake, Canning Vale and Henderson. We also lend against property in regional WA.
Why WA owners come to a private lender
A bank refinance commonly takes up to three months or more, and may not deliver the amount you need. Banks and trade credit providers usually want years of financials and look closely at credit history, which can be a problem for a contracting business whose income swings with the commodity cycle. Cash flow lenders often cap what they will lend. A short-term secured loan uses the equity you already have, for exactly as long as you need it.
We are business owners lending to business owners. We understand lumpy income, long payment terms and the need to say yes to a contract before the money is in the bank.
What we need
- ID for borrowers and guarantors
- Property address, ownership and existing mortgage details
- What the funds are for
- Evidence of the exit, such as a contract, purchase order, invoices or a refinance application
No tax returns, BAS, profit and loss, accountant's letter or bank statements are needed for a property-secured loan. There is no credit check at initial assessment, and bad credit, defaults or ATO debt are not automatically a problem. See no credit check business loans.
How it runs
Call 1300 123 024 and tell us the amount, the purpose, the property and the exit. The person on the phone can often give conditional approval during the call, with a term sheet in about 30 minutes showing the full cost. We make sure you understand the loan, the costs and the exit before anything proceeds. Each loan is priced on your individual circumstances, aiming for the sharpest rate available. Interest can be paid monthly, or interest for up to the first six months can be prepaid or added to the loan so there are no scheduled payments in that period.
