A city that has reinvented itself
Geelong's economy has changed a lot. The city's long manufacturing history has given way to a broader mix: advanced manufacturing and engineering in North Geelong, Corio and Moolap; a large health, disability and insurance services sector, with the National Disability Insurance Agency and the Transport Accident Commission both headquartered in the city; education through Deakin University; and a booming construction sector in growth areas like Armstrong Creek, Lara, Mount Duneed and Charlemont. Down the road, the Bellarine Peninsula and the Surf Coast run on tourism, hospitality and lifestyle businesses.
That variety means Geelong business owners face very different cash flow problems. A disability support provider can be waiting on claims while paying staff weekly. A builder in Armstrong Creek carries costs between progress payments. A Torquay surf business or a Bellarine winery has to stock up and staff up before summer. An engineering workshop needs materials before the customer pays.
Equity Tap Pty Ltd is a direct, independent private business lender. We lend our own money from $50k to $5m, for one to twelve months, secured by a first mortgage, second mortgage or caveat over residential or commercial property anywhere in Australia, including Geelong and its region. Our office is in North Sydney, and Geelong loans are arranged by phone and email.
How Geelong owners use a short-term loan
Services businesses waiting on payments
For example, a health or disability services provider has grown quickly and has a backlog of claims to be paid, while wages are due every week. A short-term loan secured over the owner's home covers payroll until the claims come through. The exit is the receivables.
Builders in the growth corridors
Residential builders and trades across Armstrong Creek, Lara and the western suburbs often fund materials and labour weeks before a stage payment. A loan for a few weeks or months bridges the gap, and the progress payment repays it.
Summer on the Surf Coast and Bellarine
Hospitality, accommodation and retail businesses in Torquay, Anglesea, Ocean Grove, Queenscliff and Portarlington do much of their trade over summer. Funding refurbishments, stock and staff before the season, then repaying from peak trade, is a classic short-term loan. Interest for up to the first six months can be prepaid or added to the loan, so there are no scheduled payments during the quiet months.
Manufacturing orders
An engineering or fabrication business that wins a big order may need to buy steel and components first. The customer's payment repays the loan. See cash flow loan alternatives if a cash flow lender has already capped what you can borrow.

Where we lend across Geelong
We lend against property across greater Geelong and its surrounds: central Geelong, Newtown and Geelong West; the northern suburbs of Norlane, Corio and Lara; the southern suburbs from Belmont and Highton to Grovedale, Waurn Ponds and Armstrong Creek; the Bellarine Peninsula from Leopold and Drysdale to Ocean Grove, Barwon Heads and Queenscliff; the Surf Coast from Torquay to Lorne; and the Golden Plains and Moorabool districts. For Melbourne, see our Melbourne page.
A second mortgage keeps your existing home loan where it is (the first lender's consent may be needed). An unencumbered property can secure a first mortgage.
Why not a bank?
A bank refinance commonly takes up to three months or more, and you may not be approved for the amount you need. Banks and trade credit providers usually want years of financials and check credit history. A short-term secured loan uses the equity you already have, for only as long as you need it. If you need the money for two months, take it for two months.
What we need
ID, property and existing mortgage details, the loan purpose and evidence of the exit. No tax returns, BAS, profit and loss, accountant's letter or bank statements for a property-secured loan. There is no credit check at initial assessment, and bad credit, defaults or a past decline are not automatically a problem. We don't order a valuation before approval, so you don't lose a morning waiting for a valuer at a house in Ocean Grove or a factory in Corio. No valuer needs to attend, and settlement happens electronically, so being outside Melbourne makes no difference to speed.
From call to funds
Call 1300 123 024 and talk to the lending team directly. Conditional approval can often be given on the phone, and a term sheet issued in about 30 minutes once we have the scenario, showing the full cost. Eligible loans can settle in as little as 24 hours. Each loan is priced on your individual circumstances, aiming for the sharpest rate available for your situation. We make sure you fully understand the loan, the costs and the exit before anything proceeds.
