Brisbane is building, and building takes cash

Brisbane's economy has a strong construction and infrastructure backbone, with a long pipeline of projects heading towards the 2032 Games. Around that sit thousands of civil subcontractors, trades, plant hire businesses, transport operators and suppliers. The Port of Brisbane and the Australia TradeCoast precinct around Eagle Farm and Pinkenba support importers, freight and logistics firms, and the city's health, education and professional services sectors keep growing alongside its population.

All of that growth is good for business, but it is hard on cash flow. Head contractors pay on terms, materials are paid up front, and wages are due every week. When a gap opens up, Brisbane business owners need money in days, not a bank's timeline.

Equity Tap Pty Ltd is a direct, independent private business lender. We lend our own money from $50k to $5m, for one to twelve months, secured by a first mortgage, second mortgage or caveat over residential or commercial property anywhere in Australia, including all of South East Queensland. Our office is in North Sydney and Brisbane loans are arranged by phone and email. Settlement happens electronically, and no valuer needs to visit the property, so the distance makes no practical difference.

Common Brisbane scenarios

Subcontractor waiting on a head contractor

For example, a civil subcontractor finishes a large stage of works but the head contractor's payment run is weeks away. The crew still needs paying and the next job needs fuel and materials. A short-term second mortgage over the owner's home carries the business until the claim is paid, and the loan is repaid from that payment.

Winning a bigger contract

A trades business that wins its biggest job yet often has to hire, buy equipment and fund materials before the first invoice. Banks typically want to see years of financials showing the business has done this before. We look at the property, the purpose and the exit instead.

ATO debt after a tough year

Construction margins can be thin, and tax debts build quietly. ATO debt is not automatically a problem for Equity Tap. Using property equity to clear the debt can stop the pressure and give the business time to recover. See ATO tax debt business loans.

Buying a business or premises

When a vendor wants a fast settlement on a business or an industrial unit, a short-term loan can complete the purchase, with a bank refinance or refinance bridging as the exit.

Brisbane property used as security

Property typeWhere it's common
Queenslanders and character homesPaddington, Red Hill, Ashgrove, Bardon, New Farm, Annerley, Wooloowin
Family homes and townhousesCarindale, Chermside, Sunnybank, Indooroopilly, Springfield Lakes, North Lakes

A second mortgage lets you keep your existing home loan exactly where it is, although the first lender's consent may be needed. If you'd rather not touch the home, a commercial or investment property can be used instead.

Where we lend across Brisbane

We lend against property in inner Brisbane and right across the region: the northside through Chermside, Aspley and Albany Creek; Moreton Bay including North Lakes, Strathpine, Redcliffe and Caboolture; the southside through Mount Gravatt, Sunnybank and Wishart; the bayside suburbs of Wynnum, Manly and the Redlands; Logan, including Springwood, Beenleigh and Jimboomba; Ipswich, Springfield and Ripley; and the western suburbs from Toowong to Kenmore. We also lend on the Gold Coast and the Sunshine Coast.

Why not just go to the bank?

A bank refinance commonly takes up to three months or more, and even then you might not be approved for the amount you need. Banks and trade credit providers usually want years of financials and check credit history. Cash flow lenders are quick for smaller sums but often cap what they will lend. A short-term secured loan from a direct lender is built for exactly the moment a Brisbane business needs money now and has a clear way to repay it later.

It also means you only carry the debt for as long as you need it. If the progress claim lands in ten weeks, you take a loan for ten weeks and you're done.

What we need, and what we don't

We need ID, the property address and ownership, existing mortgage details, the purpose of the loan and evidence of the exit, such as a payment schedule, a contract or a refinance in progress. We don't need tax returns, BAS, profit and loss statements, an accountant's letter or bank statements for a property-secured loan. There is no credit check at initial assessment, and bad credit history or a past decline is not automatically a problem. We don't order a valuation before approval, so nobody has to leave the job site to meet a valuer.
