The patterns owners describe
Business owners who call us after a frustrating application tend to describe the same handful of experiences. None of this is about any one lender; it is how turnover-based lending can play out when the numbers are moving.
- Delays that eat the deadline: the application sits in a queue while the supplier, the ATO or the settlement date does not wait.
- Moving goalposts: a new condition appears after each one is met.
- The same documents, again: another month of statements, an updated report, a fresh explanation of a deposit.
- Approved, then declined: an early yes turns into a no once the final checks are run.
- The amount cut at the last minute: the offer arrives well below what the business asked for and planned around.
Why it happens with turnover-based lending
When a loan is assessed on bank statements, the assessment is only as current as the last statement. Each new month can change the picture, a single quiet week can move an average, and a new debit on the account can trigger another round of questions. The amount on offer is tied to turnover, so it can shrink as the numbers are refreshed. That is a feature of how the product is built, and it is why some applications feel like they never quite settle.
Why a property-secured loan has fewer moving parts
An Equity Tap loan rests on four things that do not change week to week: the property, the equity in it, what the money is for and how it will be repaid. We do not ask for bank statements, tax returns or BAS, and we do not need a valuation before approval, so there is no month-end refresh and no report to wait on. You also speak directly with the lending team that makes the decision.
That is not a promise that every loan is approved. It means you get a straight answer early, based on facts that will still be true when the loan settles.
Protect your deadline
- Set a cut-off date for the current application, working back from when the money is needed.
- Run a secured option alongside it. There is no need to wait for one process to fail before starting another.
- Gather the property facts: address, title holders, mortgage balance and lender.
- Be clear on the exit: a sale, a refinance or a contracted payment.
- Call 1300 123 024 or apply online. Eligible loans can be funded in as little as 24 hours once approved and documented.
What the equity can cover
Equity Tap lends $50k to $5m against residential or commercial property across Australia for one to twelve months. On eligible facilities, interest for up to six months can be prepaid or added to the loan, so there are no scheduled payments while the business gets back on track. Pricing is based on your individual circumstances, the sharpest rate available for your situation.
If you were declined outright, our page on being declined by a cash flow lender sets out how each common decline reason is treated on a secured loan.
